We’re trying something new. We want to provide properly designed, affordable homes for local people. We want to add value to existing neighbourhoods, and deliver a return to our main shareholder, Croydon Council. Brick by Brick is a property developer that believes in doing things differently.

We’re building properly designed homes all over Croydon right now. Small sites with just a handful of homes, apartments for first time buyers, family houses and bigger schemes in more central locations.

Who we are

We’re a small, energetic, award-winning team based in a converted townhouse in Central Croydon.

We have an in-house team of architects too, Common Ground Architecture, working upstairs in our loft studio.

Our sales team is based in the shop downstairs, showcasing all our schemes, ways to buy, kitchen and bathroom finishes etc. Pop by for a coffee!

What we do

We create properly designed homes across Croydon, for Croydon.

We work with a panel of architects selected for their high standards of design and forward-looking approach.

We offer Croydon residents priority on all our homes for at least two months.

Some of our homes are available through shared ownership or with Help to Buy, and some are open market sale. A good proportion are reserved for affordable rent, available through Croydon Council.

Colm Lacey
Chief Executive / Managing Director
Colm is founding Managing Director and Chief Executive of Brick by Brick. He has led some of the capital’s most complex development projects for over 15 years, including senior level roles at the Homes and Communities Agency, Greater London Authority, LB Lambeth, LB Newham and LB Croydon. He holds masters degrees in Economics and Urban Design and is a regular expert contributor to industry publications.
Chloë Phelps
Head of Design
Chloë oversees all aspects of design on our schemes. Previously a Project Director at the award winning Lifschutz Davidson Sandilands and a senior manager in the Croydon Council Placemaking Team, Chloe was a finalist in the Architects Journal Emerging Women in Architecture Awards 2015 and featured in Property Week’s 40 under 40 list.
Catherine Radziwonik
Head of Development
Catherine is Head of Development with responsibility for ensuring an ongoing programme of new developments comes forward to planning. Catherine has over 15 years regeneration experience and is a former director of the Croydon Local Asset Backed Vehicle ‘CCURV’.
Luke Chiverton
Head of Operations
Luke has responsibility for the company’s finance, commercial and sales functions. Luke is a qualified accountant with over a decade of financial management experience, including management consulting at one of the Big Four and Head of Finance at the London Borough of Croydon.
Kate Brown
Head of Marketing
Kate is responsible for our brand and marketing strategy to support the delivery of our pipeline and bring our homes to market.  Kate was previously Brand Director at Urban Splash, and Head of Marketing at Pocket Living, with a decade of property marketing experience and a brand-led approach.
Alison Brennan
Development Manager
Alison is responsible for the delivery of several of our larger developments. A chartered surveyor, Alison holds a first class honours degree in Quantity Surveying, and previously held roles at Taylor Wimpey and Rider Levett Bucknall.
Natalie McNeish
Development Manager
Natalie looks after the delivery of several of our projects. Natalie has previous experience with various Registered Providers and Local Authorities throughout London, holds a degree in Politics from Kingston University and is a member of the Chartered Institute of Building (CIOB).
Suzi Lane
Head of Construction
Suzi heads the Construction Team managing the delivery programme from Stage 3. She has a degree in Town Planning from the University of Sheffield and currently studies Historic Conservation at Oxford Brookes. Suzi has eight years’ housing experience around Croydon.
Robin Firth
Development Manager
Robin manages delivery of the Fairfield Halls scheme. He holds an Honours degree in Landscape Architecture and has over 25 years’ experience in construction, landscape consultancy and project management delivering private residential, commercial, public open space, leisure and urban design.
Kerine De Freitas
Development Manager
Kerine manages the delivery of several of our schemes. She’s qualified in Town Planning Policy and Practice and Building Surveying, and has over 20 years’ experience in local authorities, managing building improvements and delivering major mixed-use regeneration schemes.    
Fabio Schifano
Assistant Development Manager
Fabio supports the development and delivery of schemes across our programme. A qualified project manager, Fabio has a postgraduate degree in Urban Regeneration from the Bartlett School of Planning, University College London.  He is also super organised and very tech-savvy!
Gloria Addai
Office Manager
Gloria is our Office Manager, in charge of everything! She has a degree in Law and over five years' experience in the housing industry, working in boroughs such as Wandsworth and Islington, as well as for Croydon Council in the Home Ownership team.
Jess Bolsin
Senior Development Manager
Jess manages the delivery of a portfolio of sites from identification and feasibility through to obtaining planning permission.  She has ten years’ experience in the sector, having previously worked on major regeneration projects for Croydon Council and Newham Council.
Syvanna Siragusa
Assistant Construction Manager
Syvanna supports the construction delivery programme of schemes across our full programme. She has over four years’ experience in Town Planning and is currently studying Urban and Environmental Planning at London South Bank University.
Kathriona Lyons
Construction Manager
Kathriona is responsible for delivering schemes from planning, through tender and construction, to final handover. She is a fully qualified architect and has over ten years’ experience in designing and delivering high-quality housing.
Jacqueline Frimpong
Assistant Office Manager
Jacqueline provides administrative support to the Brick by Brick team.  She has a Law degree from Coventry University, and previously worked in an architectural company, KUMA Environmental Design.
Lindsey Cairns
Resident Liaison Manager
Lindsey is focused on developing our resident engagement programme.  She has a wealth of experience in managing and delivering successful engagement activities for key stakeholders and community groups within both the public and private sectors.  
Akin Lisk-Carew
Assistant Development Manger
Akin is responsible for the delivery of a number of our developments. He is a qualified architect with experience in retail, residential and educational projects across London. Akin is a chartered member of the RIBA with a distinction from the University of Westminster.
Richard Tull
Assistant Construction Manager
Richard is an Assistant Construction Manager. His expertise spans many areas of construction from site management and modular building to building universities, leisure centres and flight training facilities. He has a diploma in Construction Site Management and is a proud Croydon resident!
Stephen Howlett
Senior Construction Manager
Stephen is a Senior Construction Manager and manages several of our projects leading a team of construction managers. He has a degree in Housing and Development and over 20 years’ experience in delivering new homes for Local Authorities, Registered Housing Providers and private developers.
Alison Coutinho
Senior Construction Manager
Alison leads on schemes from planning to completion.  She has extensive experience in design having practised architecture for more than ten years and held a lecturer’s post at Leicester School of Architecture.  Latterly, Alison held a senior position at Berkeley Group plc gaining experience in masterplan delivery.
Liam Green
Finance Manager
Liam is responsible for the financial management and accounting activities within the organisation. Having graduated with a Masters in Civil Engineering Liam worked for Costain and Bouygues UK before transitioning into Finance. Liam was previously Finance Manager at the London Borough of Croydon.
Guy Rochez
Development Manager
Guy manages schemes from the earliest stages of site identification and feasibility through to planning. He has experience of unlocking small sites for housing delivery and as a qualified architect, his background spans architecture, planning and development.

Martyn Evans
Non-Executive Chair
Martyn has more than 20 years of property and regeneration experience including board and executive committee positions at the specialist mixed-use developer Cathedral Group and then at the listed property development and investment company U+I, which was formed through the merger of Cathedral Group and Development Securities in 2016. He is the Deputy Chair of the London Festival of Architecture and co-founder, with former RIBA President Jane Duncan, of the Young Architects and Developers Alliance (YADA), a networking and learning programme that brings young architects and developers closer together.
Shifa Mustafa
Non-Executive Director
Shifa is the Executive Director of Place at Croydon Council and a council nominated Board member for Brick by Brick. She started her career at Haringey Council as a workplace trainee and rapidly rose to the position of Chief Planning Officer. She led on the delivery of a number of regeneration projects, including significant development at Tottenham Hale and Wood Green Metropolitan Centre. In Croydon, Shifa is responsible for overseeing the delivery of one of London’s largest growth programmes.    
Mark Norrell
Non-Executive Director
Mark is the Director of Facilities and Support Services at Croydon Council and a council nominated Board member for Brick by Brick. He has worked in construction, property and facilities management for over 20 years and is currently responsible for the council’s property portfolio covering Estate & Asset Management, Health & Safety, Facilities Management and Business Support Services. Mark is passionate about property and facilities management and believes these services connect us, having a huge impact on the quality of our lives and the environment we live and work.
Pitman Tozer Architects

Pitman Tozer Architects are responsible for several of our schemes, including Flora Court in Thornton Heath and Windmill Place in Coulsdon.  They have also designed our tall building on Wandle Road in Croydon Old Town.

HTA Design

HTA Design have designed our first schemes to complete, Auckland Rise & Sylvan Hill and Ravensdale & Rushden, both in Upper Norwood.  They are also responsible for Longheath Gardens, Tollgate and Academy Gardens.

Coffey Architects

Coffey Architects have designed six of our schemes, including King Henry’s Drive and Eagle Hill, bringing a distinctive style to a mix of family houses and apartments.


Stitch has created several of our schemes, including Northbrook Road, Malton House and Regina Road

Mary Duggan

Mary Duggan is a London-based RIBA registered architecture and design studio responsible for our Lion Green Road scheme in Coulsdon


Mae have designed three of our schemes – Goodenough Way & Ellis Road, Kingsdown Avenue and Shrublands Avenue.


We have worked with vPPR on two of our schemes – Thorneloe Gardens and Coldarbour Road.

Mikhail Riches

Mikhail Riches have created designs for our schemes on Hermitage Road in Upper Norwood, and Heathfield Gardens and Drummond Road in the centre of Croydon.

Common Ground Architecture

Our very own Common Ground Architecture is responsible for our schemes at Station Road, Coombe Road and College Green (Fairfield).
